What to do and how do I a tenant that bought a new built-in dishwasher?

She constantly redecorates, repaints, and has knocked down a couple of walls to make her happy. Completely re-made over the floor plans in the apartment. Now has bought a built-in dishwasher and removed cabinets and added a new counter top and all without asking. Any suggestions on how I should go about handling this tenant?|||Revisit the lease and add in restrictions. This tenant is completely taking over like she owns the space. For one thing, tell her although they may be improvements, they were not authorized and she will be billed for turning the space back into what it was. (Hopefully, that will cease all construction.) Also, she should not be reimbursed for anything that was unathorized. If you really want to keep her, than you need to step in. If you know you could rent the space to someone else, evict her. She's crossed the line, give her the deposit back and send her on her way if she doesn't stop this behavior.|||don't do anything , until he wants to move out .... If it was permanently installed , it's yours !!!|||I would have a new contract written up that designates all built-ins as "going with the unit" and that it "stays with the unit" when she leaves. I would make sure that it was written up that she ask from now on and get her on a contract, even if it is a month to month rental agreement. A lot of destroying can be done overnight if someone is not a happy camper.|||knocking down interior walls could potentially be dangerous if they are load-bearing walls! review your lease agreement; as Landlord, you are the person ultimately responsible for the property. if you don't have a clause against renovations and remodeling, (beyond painting) your next agreement definitely needs one. what happens when the tenant moves? will she rip out those countertops and dishwasher? it's time for a serious talk with her. perhaps it's time for a new lease agreement, and one that protects YOU.
